Board Meetings:
We currently hold monthly board meetings. The next meeting is tentatively scheduled for September 15, 2009 in the clubhouse at 6:30 pm.
Elevators:
If you have elevator problems or issues, you may contact Jim Millican in Unit #2317 at 321-783-6352. He has keys to the elevator room and can do some troubleshooting before we call Thyssen – Krupp for service. This saves us money if Jim can fix it first. Thanks Jim!
Reminder: Pets are not allowed in the pool area and must always be on a leash when outside. Also, it is a county HEALTH LAW that you clean up after your pet immediately!
Volunteers: are greatly appreciated and very much needed for committees. If you have some time that you are willing to donate, please contact a Board member or management and let us know how you want to help!
Cocoa Beach has a noise ordinance. You may report excess noise by calling the non-emergency Cocoa Beach Police Department (321) 868-3251. The Cocoa Beach Crime Line, (321) 799-0829, is available 24 hours a day. The line is recorded. You may leave messages concerning any criminal or suspicious activity in your neighborhood. You do not need to leave your name. If you want a call back please leave a name and number. If you need immediate police response, call (321) 868-3251 or 911.
Keep Doors Locked:
Many people like to keep their front doors open and we’ve had instances of individuals on the property that do not belong there. One individual tried to get into a midrise unit and another did gain access to a townhouse unit when they had workman on the premises. Luckily the owners were alert and the individual left without a mishap. The Cocoa Beach Police were called but they need to be alerted while an individual is still on the property so they may be “trespassed”. A Board member or Management need to be present so this process can be completed.
Keys:
Per your Docs, all owners are required to give a copy of their unit key to the association to be used in case of an emergency. If you’re not sure if we have a usable key, please contact management and we’ll research it for you.
Empty units:
It is imperative that the air conditioning be kept on even though a unit is not occupied in order to prevent mold from establishing a foothold. Any owner refusing to do so will be held responsible for any damage to not only their unit but to those units attached. If you know of an unoccupied unit, please contact management with the unit number.
Tenants: It is a requirement of the Association that we are made aware of new tenants before they move in. A “Renter Profile” may be obtained on the website or management will be happy to send you a copy. PLEASE help management and neighbors know who is living in your unit.
Please be considerate of neighbors. Gas-saving scooters and cycles are an important way to conserve, but the LOUD engines are jarring to residents. Please walk your motorcycle off the property before starting it.
Parking Spaces:
Please be considerate with parking spaces. When possible, use your deeded parking space before using other spaces and do not take up more than one space near the front of the buildings. Handicap spaces should be reserved for guests, with occasional use by residents. And please remember that the LOADING ZONES are not parking areas.
Insurance Information:
We want to remind all unit owners that whether you have a mortgage on your unit or not, Florida Statutes for 2009 now require all condos to be insured for hazard repairs and all policies must include “Loss Assessment" coverage of at least $2,000. This policy will then pay you up to that amount for any Special Assessment in the future that is assessed by the Board to cover catastrophic repairs. The Statute further requires that all owners send proof of this coverage to the Association. Your insurance agent can mail or fax a "Certificate of Insurance" for your unit to the Association. On that certificate, you need to make the Association an "additional insured" as certificate holder. Please have the certificate addressed to: Banana Bay Condominium Assoc, Inc, c/o RDI, 109 Long Point Rd, Cape Canaveral, FL 32920.
Please call RDI if you need a copy of the Wind Mitigation Form for your insurance agent. This may save you money on your condo insurance so make sure you let them know the form is available.
For those of you with mortgages on your homes, your mortgage holder may, annually, require proof of Association insurance. To obtain this certificate for your mortgage company, you may call the Association’s agent, go online, or fax your letter to the agency. Here is that information:

Action Request Forms:
If you see any items that need the attention of maintenance, please remember to fill out an “Action Request Form”. Blank forms can be found at all the mailbox kiosks in the clear plastic boxes. Once the form is completed, you can either leave it at the office or send it (by mail, scan or fax) to management.
Wildlife “Guests”
Please be aware Animal Control requests owners and guests not feed the wildlife which includes birds and squirrels. The food also attracts rats and raccoons to the buildings. We do place black boxes around the dumpsters with rat bait in them. The rats eat the bait then go off to die. If you see any dead critters, please let us know so we may dispose of them. It’s also imperative you keep your dogs on a leach and under control since they may be attracted to any dead animals.
Landscaping
Our landscaper, LBS Inc (Lawns by Scott), has been doing some much-needed trimming to the bushes and trees in order to promote new growth and health. Some large bushes and trees may be removed to prevent damage to buildings. Their starting time for Banana Bay will be 8:00am. If there are issues with plants in the common area, please contact the Grounds Committee or Management so we may assist you and/or answer any questions you might have.
There have been questions raised as to the plants in the common area. Per the Banana Bay Handbook:
Two (2) feet wide area outside the townhouse fences may be planted by the owner, as long as the plants are kept tidy, trimmed, and look presentable. Where plants protrude currently more than two feet onto the common property, they must be removed and sod replaced in the area unless individually and specifically approved by the Board of Administration.
1) The Banana Bay Condominium Landscape Contractor – without prior notice to the owner– may trim all plants outside the fence on the common property.
2) Potted plants outside the owners’ fence must be clean, neat, and approved by the board. Bring a picture of your pot and your gate area, along with dimensions of the pot, to a board meeting for approval.
3) No plants, bushes, trees may protrude over the sidewalks.
4) All plants outside the owner’s fences are subject to common care by the Banana Bay maintenance department or its landscape contractor. If the area surrounding your fence is beyond two feet and not kept neatly trimmed the landscape contractor will trim.
5) Damage caused to fences, roof, and sprinkler system by the plants, bushes, trees inside the owner’s property is not the responsibility of the Banana Bay Maintenance Department. The owner will be charged for repair or replacement of items caused by the trees, bushes or plants on a case by case basis to be negotiated by the Board of Administration.
Boat Mooring:
We like to remind everyone that boats are allowed to moor at the dock for loading and unloading only with a time limit of 30 minutes. Please adhere to the time limits. Per your Handbook: “The fishing pier is for fishing only. Boat docking is permitted only for periods of loading/unloading passengers and equipment during daylight hours. Boat operators must be in attendance at dock when boat is present.” The dock was recently repaired and it’s requested everyone adhere to the rules.
Toddlers Swimming:
Per the Health Department, babies and toddlers utilizing the pool need to wear the “Lil Swimmer” when in or around the pool. This will help ensure no human waste enters the pool. If an accident does occur, please contact maintenance or management immediately so the pool can be closed and procedures taken to protect the health of others
New Umbrellas and Chairs:
An additional 3 umbrellas and 7 chairs have been ordered for the pool areas. It gets quite warm at both pools and the shade will be a welcome relief.
Pool balls and Cue Sticks:
Due to the fact the pool balls seem to be disappearing and are quite expensive, maintenance has been instructed to keep them locked up in the office. Anyone wishing to utilize the equipment will need to sign them out. Please contact onsite maintenance for the sign out sheet.
2008 CPA Review:
The CPA Review of the 2008 income and expenses is complete. Any owner who would like a copy just needs to call the RDI office and we will send you a copy!
HURRICANE PREPAREDNESS:
Here are some helpful tips in being prepared.
Include a 3 to 7 day supply of the following items:

ü Bleach (without lemon or additives)
ü Butane lighters and/or matches
ü Camera & film
ü Cleaning & sanitizing supplies
ü Eating utensils (disposable)
ü Extension cords
ü Fire extinguisher

ü Non-perishable canned or packaged foods & beverages
ü Plastic trash bags
ü Tarps
ü Toiletries: toilet paper & personal hygiene items
ü Water (7 gallons per person)
ü Pack up important documents & important papers in waterproof bags
Prepare your home for the storm:
1. Develop a complete plan of action with the entire family. This should include evacuation, procedures and
preparation tips for both inside and outside the house.
2. Have a back-up plan if key person is not available.
3. Get cash from ATM / bank.
4. Determine evacuation routes

RICOTTA PANCAKES:
4 large eggs
¼ cup butter, melted
3 cups buttermilk
¼ cup ricotta cheese
3 cups flour
1 teaspoon baking powder
1 teaspoon baking soda
1 teaspoon salt
1 tablespoon sugar
Butter for frying
Zest Topping:
2 lemons grated into long cocktail style zest
¼ cup sugar
Syrup & powdered sugar
Directions:
Whisk eggs and melted butter in bowl. Add buttermilk and ricotta cheese.
Add remaining dry ingredients whisk until smooth. Let sit for 20 minutes
Batter should be thick but pourable
Fry in butter. Sprinkle with powdered sugar. Garnish with lemon zest coated with sugar.
