Banana Bay Condominium
Minutes of the meeting of 12-18-15 were amended as read to be more inclusive of the many items covered during the meeting. The minutes were submitted and approved for the meeting of January 29, 2016.
New Business Topics were as follows:
Townhome Sidewalk Improvements: Received quote from Paul Dupree for additional sidewalk/concrete repairs. After discussion, it was decided that it would be best to reconsider the additional repairs to the concrete in front of the section 4 and sect 1 dumpsters when we repave our parking lots. The sidewalk in section 3 that ends in a parking space could be widened if we move the mailbox kiosk across to the area with a concrete pad for the old yard waster receptacle.
Midrise Walkway Painting: After Joe and Johnetta pressure washed the level 1-3 walkways of the 2400 building it was determined that more of the 2400 walkways need to be repainted. We also would like to add touch-up of the 2300 walkways at the same time. We will contact Anchor regarding this addition to the contract. Some of the re-painting in both buildings on the first floors should be covered under the warranty.
Landscape Contract: Tropic Greenery and Segura Landscaping have submitted bids that include the fertilizing contract. Orkin is stating that our contract that they purchased from Lawns Supreme does not include weed control. Ordinarily they include it in their contracts at no extra charge, but will not do that for Banana Bay due to the extensive area that the lawns cover. Gator Landscaping have performed well in many areas, but recently the overspray of Roundup around the shrubbery has resulted in killing large areas of grass. There is no effort to replace the grass from many requests.
Greenery (Landscaping + Fertilization & Weed Control) = $47,280
Barbara Peterson moved that we accept the Tropic Greenery Contract. Clyde Hoover seconded the motion. Motion carried unanimously.
Landscape Funds deferred to the Miscellaneous Reserve Fund: The board is adding $2,000 annually to a landscaping fund to be used for the KBB Florida Friendly Grant that we received last year. As of this year in November, KBB and the county officials decided that condominiums would no longer be eligible for these grants. This information was given to us after we submitted our proposal. Barbara Peterson made the motion that we keep this money in the reserves and use $1,000 each year to plant native or plants on the Florida Friendly list per the University of Florida / IFAS programs. The remaining $1,000 shall be left in the account to cover unexpected events such as hurricane damage to landscaping. Clyde seconded the motion. The motion carried unanimously.
Management Company Bids: Donna Sands called many management companies. Leland and Reconcilable Differences and Williams Management submitted quotes. We will set up meetings with Leland and Reconcilable Differences on separate days.
Sunrise Bank transition is in progress. They have invited Banana Bay residents to an Appreciation cook-out in March. A flier will be prepared to be e-mailed and posted at Banana Bay. Attendees will need to RSVP.
