Minutes of the Banana Bay Condominium Association
Board Meeting
WEDNESDAY, June 7, 2017

Call to Order: The meeting began at 10:00 am in the clubhouse.

Establish Quorum: Board president Barbara Peterson, VP Clyde Hoover, & Director Tim Sparks. Treasurer April Scott could not attend. Michelle Davis, CAM from Reconcilable Differences was also in attendance and three unit owners attended.

Approve Minutes of Last Board Meeting: Clyde motioned to approve the minutes of the May 3rd meeting as written. Tim seconded, all in favor. These minutes will be posted on the website.

Financial Report: Nineteen units have not made their first Special Assessment payment. Late fees have been added, statements mailed. Because of this, cash is extremely tight and some expenses havenít been paid yet.

Appointment of New Board Member: Carol Langmesser had to resign and a position is available. Barb motioned to appoint Craig Smith, unit #2421. He has an engineering background, has been a unit owner for many years, and weathered the significant hurricane damage with grace. Clyde seconded, all in favor.

Craig also has a financial background and April has a lot of commitments, so Clyde motioned to appoint Craig as Treasurer and change Aprilís position to Secretary. Tim seconded, all in favor.

Clubhouse Reservation Policy: Changes were made last year to charge $25 for the private use of the room, with a deposit of $100. There have been bookkeeping issues requiring refunds, so Barb motioned to rescind the room charge and only require the $100 deposit, which will not be deposited unless there is damage. Tim seconded, all in favor.

Spectrum Contract Revision: 41 unit owners voted in favor of adding internet to the bulk cable contract. Fifteen voted against adding internet. Tim motioned to sign a new 5 year contract with Spectrum for internet and upgraded cable channels. Craig seconded, all in favor.

Future Discussion: Minimum Rental Term Amendment to change from 30 days to 90 days. Pool Rules: Newsletter will have a reminder about no glass containers allowed and no food near the water.
Pet Weight Limits: Another reminder about the association pet weight limit and that it also applies to guestís pets.
The carport repair / replacement should start in two weeks.
Some electric panels in individual units may be under recall and should be inspected.

Adjournment: There being no further business to transact, Barb motioned to adjourn at 10:45 am. All in favor.
