BOARD MEETING MINUTES
Held Monday, May 4, 2009
at Reconcilable Differences Office, 109 Long Point Road
1. Call to Order:
The meeting was called to order at 5:40 pm at the management office of Reconcilable Differences; 109 Long Point Rd, Cape Canaveral.
2. Establish Quorum of Members:
Board members present were Suzanne Rios-President, Rose Tokmento-Vice President, Ray Granberry-Treasurer and Hazel Banks-Director, by speaker phone. Beverly Davis-Secretary was not able to attend. Kathy Watts represented Reconcilable Differences (RDI).
3. Proof of Meeting Notice:
Kathy Watts stated the agenda was posted on April 23, 2009 on the association bulletin board.
4. Approval of Minutes from the November 10, 2008 Meeting:
Ray Granberry made a motion to approve the minutes from the November 10, 2009. Suzanne Rios seconded the motion and it passed by unanimous voice vote.
5. Unfinished Business:
Parking: The Board discussed the issue of parking on the street and concerns for the safety of the residents. Suzanne Rios made a motion to purchase a “no parking either side of street” and another towing sign to be posted along King Neptune where the present “no parking-fire lane” is. The fire lane sign will be removed and the other two signs posted. The oleanders will be trimmed away from the signs to make them visible to all residents, guests and traffic. Ray Granberry seconded the motion and it passed by unanimous voice vote.
6. New Business:
Rules & Regulations: This Board reviewed the Rules & Regulations line by line and discussed changes they wanted made, e.g., add to the parking section. The Rules & Regulations will be mailed to all owners for review and go into effect 30 days after mailing. Renters will receive a copy of the Rules & Regulations by mail and a copy will be posted on the bulletin board by the mailboxes. Suzanne Rios made a motion to accept the Rules & Regulations with the changes discussed. Ray Granberry seconded the motion and it passed by unanimous voice vote.
Mailbox and Pool Lighting: Due to the recent issue with broken lights at the pool deck and the concern over the safety of the residents and guest of Cape and River Gardens, Suzanne Rios made a motion to purchase 3 screen protected flood lights at a cost of $43.00 each. Suzanne will purchase the lights and present the bill for reimbursement. One light will be used at the mailbox kiosk and 2 at the pool area. Robert Rios volunteered to replace the old flood lights with the new lights. The cost for the lights at the pool will be shared with River Gardens and billed to them separately for reimbursement. Rose Tokmento seconded the motion and it passed by unanimous voice vote.
7. Set Next Meeting Date:
The next Board meeting will be announced.
8. Adjournment:
With no further business to discuss, the meeting was adjourned at 6:20pm.

MINUTES OF THE ANNUAL MEETING
Held March 23, 2009 at the
Management Office, Reconcilable Differences,
at 109 Long Point Rd, Cape Canaveral, FL
1. Meeting Called to Order:
The meeting was called to order at 5:30 pm by Suzanne Rios-President.
2. Certification of Proxies & Establishment of a Quorum of Members for Annual Meeting:
Sixteen were needed either in person or by proxy. Nine (9) proxies were received and five (5) owners were present totaling fourteen (14). A quorum was not established for the Annual Meeting.
3. Reading and Approval of Minutes from 2008 Annual Meeting:
Since there was no annual meeting, the minutes could not be approved and will need to be approved at the next annual meeting.
4. Presentation of 2008-9 Board Members:
The 2009 Board will consist of owners Ray Granberry, Beverly Davis, Suzanne Rios, Hazel Banks and Rose Tokmenko.

Reconcilable Differences
ORGANIZATIONAL MEETING
OF THE CAPE GARDENS OWNERS’ ASSOCIATION, INC

The Organizational Meeting was called to order at 5:45 pm.
Directors Present: Rose Tokmenko, Beverly Davis, Ray Granberry, Hazel Banks and Suzanne Rios.
Appointment of Officers:
Suzanne Rios volunteered to be president. All in favor.
Rose Tokmenko volunteered to be Vice President. All in favor.
Beverly Davis volunteered to be Secretary. All in favor.
Ray Granberry volunteered to be Treasurer. All in favor.
Hazel Banks will hold the position of Director.
New Business:
The following items were discussed and need attention:
-The street light in front of 159 King Neptune is flickering and needs attention.
- Write letter to owner of 153 King Neptune and inform that if the rocks are not replaced with sod within 15 days, the association will do it and bill account. Copies of previous letters regarding this will also be sent.
-A sign is in the window of 157 King Neptune. Either a letter will be sent or a call made to inform the realtor of the violation.
The Rules & Regulations wee discussed and changes requested. A final copy will be sent to the Board for approval and mailed to the owners and residents. The Rules & Regulations will be enforced 30 days after notification by mail.
The Board and residents were pleased with the painting of the mailbox kiosk and the entranceway of 7970 which was vandalized.
With no further business to discuss, the meeting was adjourned at 6:40 pm.
