The Dolphin Beach
Apartment Condominium was built in the early 1960's
as an apartment building. It was developed into a
condominium in 1972. DBAC consists of 40 units; the
4 at the east side of the building are 2 bedroom
units and all the rest are one bedroom, one bath
units. The condominium has a dune crossover to the
beach and a foot wash for residents. The building
recently underwent a half-million dollar renovation
of the balconies, stairs and walls.
The units are on
leased land, with a 99-year lease from inception.
Currently the monthly assessment for a 1 bedroom
unit is $333.00 and 2 bedroom unit is $435.00.
All prospective owners
and renters must undergo a background check and
interview with the Board of Directors and all sales
are contingent on Board approval. . The Board takes
the time to do this to ensure all residents
understand the rules of living in a condominium and
being considerate of their neighbors.
There are parking
spaces in front of the building, but not enough for
all units. Additional temporary parking is available
right next door in the metered spaces. The City of
Cocoa Beach offers annual parking stickers for $5.00 per
vehicle to Cocoa Beach residents. |
