DOLPHIN BEACH APARTMENT CONDOMINIUM ASSOCIATION (DBAC, INC.)
RULE REMINDERS – APRIL 2006
KEYS: All owners were originally given two mailbox keys in 2004. The Association does not keep copies of mailbox keys, so if you need additional copies, you will have to contact the postmaster or a locksmith.
Each unit was also given two keys to the dunes crossover gate / laundry room. If you lose your key or wish to purchase any more, the deposit is $25.00 per key. Please call the office to schedule pick-up.
LAUNDRY ROOM USE: Hours of Operation are 7:00 a.m. until 10:00 p.m. The doors will be locked and the power will be shut off between 10:00 p.m. and 7:00 a.m. Please use laundry machines accordingly, as we cannot turn the power back on for you. Please turn off the light and close the door each time you leave the room. Always clean the dryer lint screen after your use. As a courtesy to your neighbors, please remove your clothes from the washer and dryer immediately upon completion of cycle. We also ask that you refrain from smoking in and around this laundry room.
BBQ GRILLS: Under City of Cocoa Beach Fire code, you cannot have any BBQ grills or open flame grills on any of the balconies or walkways. You must grill at least 15 feet from any building. We ask that you also clean up thoroughly and dispose of your trash in tightly-closed containers that won’t burst open.
RENTALS: The governing documents require approval of all tenants & buyers. Enclosed is a “Renter’s Profile” sheet for your use. Please fax it to management at least 5 days before move-in. When you rent your unit you relinquish all rights to amenities. Your renter will then have the parking pass and the keys to the facilities. Please make sure your tenants understand the rules of the condominium.
SALES: If you ever intend to sell your unit, please make sure a copy of the contract is given to management. They will then forward the information to the Board for approval, because your governing documents require prior approval of buyers as well as renters.
OWNER PROFILE: Updating your information, especially emergency phone numbers, using the “Owner’s Profile” form is important.
PETS: The recorded documents do not allow tenants or guests to have pets. This rule is being enforced. Owners may have one small pet, but must always leash it and clean up after it immediately. This is a state and city code requirement as well.
PARKING: The Association supplies one parking permit per unit. The pass MUST be posted in the vehicle parked at DBAC. Any vehicle without a permit can legally be towed. Compliance will be strictly enforced. If you lose the permit, there will be a cost of $25.00 for another. The pieces of a broken permit must be brought in for a free replacement. These are coded so the Association will know who they belong to, but will not show your unit number. While we realize that many of our owners who are away are not using their parking space, this does not entitle other owners/tenants to use more than one. Residents who require another parking spot can go to the Cocoa Beach City Hall and obtain an annual parking sticker for $5.00 with registration and proof of residency/ownership. This entitles owners to park in the city spaces on a temporary basis for free. With the sticker, you can park at the public parking facility north of the building, without having to pay the meter. Water hoses and parking spots in front of the building are for the use of residents ONLY. Unfortunately, if a parking problem exists, vehicles will be towed at owner expense.
SMOKING: We request that you not smoke in the common areas, and most especially that you not leave cigarette butts on the common property.
INSURANCE: We have been told that Florida Statute changed to require condo owners to have a condo insurance policy. This policy covers interior items such as carpet, kitchen cabinets and personal belongings. Even paint on the walls is not insured by the Association. The Association only insures the “shell” – the outside of the building and the walls that separate units. We ask that you have a copy of your insurance certificate sent to DBAC, care of RDI, for your file.
BALCONIES / WALKWAYS: Do not place any clothing, towels, mats, etc. on or over the balcony and walkway railings. The railings are not to be used as a drying rack. Balconies are not to be used as additional storage. Do not place a doormat or plants outside your unit, as they trap the rainwater and can damage the finish on the balconies and walkways. We are trying to preserve the newly restored balconies and maintain a good appearance for the entire Condo. Please also bring in your chairs when not in use. Nothing can be placed on the walkways or railings and we ask all residents to sweep sand off the walkways if they have brought it in. The governing documents of the Association do not allow anything to be placed outside.
CONTRACTORS: Please clean up your spills and debris and ensure that your contractors clean up COMPLETELY. There are a lot of scratches, stains, and concrete blotches on our walkways that cannot be repaired. YOU are responsible for what your contractors do!
DUMPSTERS: Residents, please do NOT use the dumpster at the beach crossover. The city will fine the condominium if caught and the owner responsible will be charged. The Association’s dumpster is located on the southwest side of the property. If you have oversized items to dispose of (appliances, beds, couches, doors, etc) PLEASE CONTACT WASTE MANAGEMENT at 723-4455 for a SPECIAL PICK-UP. There is NO EXTRA CHARGE, but they need to schedule a special truck to pick it up. Please place all other trash inside the dumpster.
