Q: What are my voting
rights in the condominium association?
A: The owner of each condominium
unit shall be entitled to cast one (1) vote per unit as provided in Article
VI of the Declaration of Condominium.
Q: What restrictions exist
on my right to use my unit?
A: Each unit is restricted
to residential use by the owner or owners thereof, their immediate families,
guests and invitees. All units are restricted to no more than two (2) persons
per bedroom. There are no restrictions upon children. No animal may be
kept anywhere on the condominium property unless it is a small bird or
fish, a dog or cat (household pet as defined by the Board of Directors).
All pets must be capable of being hand-carried and weigh less than 30 pounds.
No owner may keep more than two (2) pets on the property, with the exception
of fish. Pets must be kept on a leash on the condominium grounds and shall
not create a nuisance. No animal shall be kept on the balcony or terrace
when its owner is not in the unit. Nothing can be hung, displayed or placed
on the exterior walls, doors, balconies or windows of the unit, nor can
any plant or furniture be placed outside a unit without the prior written
consent of the Association. No RVís, trailers, boats or commercial trucks
may be parked on the property.
Q: What restrictions exist
on the leasing of my unit?
A: The leasing of units
shall be subject to approval by the Association. The minimum rental period
is (12) twelve months AND a unit may not be rented more than once during
any 12 month period. A copy of the lease, completed Renter Profile form
and $100 fee must be received at least 14 days before move-in. No moving
in or out is allowed on weekends. See Use Restrictions Amendment ďAĒ of
the Declaration of Condominium.
Q: How much are my assessments
to the Condominium Association for my unit type and when are they due?
A: An assessment of $660.00
per month for all units is due on the first day of each month. Late Fees
of $25.00 are added if payment is not received by the 10th of each month.
The fees cover water, sewer, cable, trash, maintenance of the common property
and partially-funded reserve savings. See the Estimated Operating Budget
for the year.
Q: Do I have to be a member
in any other association? If so, what is the name of the association and
what are my voting rights in this association? Also, how much are my assessments?
Q: Am I required to pay
rent or land use fees for recreational or other commonly used facilities?
If so, how much am I obligated to pay annually?
Q: Is the condominium
association or other mandatory membership association involved in any court
cases in which it may face liability in excess of $100,000.00? If so, identify
each such case.
