Tropical Storm Fay Finally Leaves!

We had quite a bit of water intrusion during the 3 days that Fay poured down on us. Some issues are older windows, which we ask all owners to inspect. If the “gutters” at the bottom are filled with debris, water can’t move out and will come inside. Other issues seem to be coming from the outside of the building. We are obtaining bids and hoping to start caulking, waterproofing and painting all buildings in the fall. In the meantime, Ted is caulking cracks and holes that we could find when inspecting. Questions have come up about changing the color of the buildings, removing the brown line, and other such suggestions. If you have a strong opinion either way, please send us your ideas and thoughts on these issues.

 

Summer Happenings!

Palm tree trimming in all common areas should begin in early September. Owners who have parking places located close to palms may be asked to temporarily park in visitor parking while trimming is underway.  We appreciate your cooperation.   

 

In addition, our termite bond company recently found Formosa termites in all of the Oleanders. Therefore, these plants will unfortunately have to be removed in order to prevent termite damage to the property.

 

Grilling Reminder:

Please remember that there is NO grilling allowed on balconies, porches, or in the parking area. No exceptions. However, grilling is allowed anywhere from 15 feet or more BEHIND the building. We ask that you bring in your grill as soon as it cools down, and clean up your debris and grease as soon as possible after grilling.

 

Obtain the Best Renters!

You all have a financial interest in this property. Therefore, please try to obtain the most suitable renters you can for our association. Make sure that the renter knows and will abide by all of our rules and that they understand that there are not a lot of areas for children to play. If you have a realtor handling this, make sure he/she gets the renter profiles to RDI at least 5 days BEFORE move-in! Following the rules will help us help you and your renter with a much easier transition. Many people do not know their parking space number and that has caused a lot of problems. We are happy to help you if we know about your new tenants!

 

Save Money & a Valuable Resource: 

We are seeing unexpected increases in water use at some buildings. Maintenance has checked for leaks, but has not been successful in finding the problem. Please check your unit for dripping faucets and running toilets! Your help in checking your unit is vital to keep the Association costs down!

 

Financial Update: 

The Association’s CPA has completed the Review of the 2007 financials. Owners may receive a copy of the Review free of charge by calling the Management Office. 

 

Insurance Update:

Florida Statute has changed and REQUIRES all unit owners to procure insurance on their unit, an H06 policy. The statutes also changed to requires all insurance companies to insure you for up to $2,000 in payment towards any Special Assessment that may be required due to catastrophic property damage beginning 1/1/09. Make sure to update your policy with this coverage and make sure the agent sends a “Certificate of Insurance” to the Association, care of RDI. Statute allows the Association to obtain a policy for you if you do not have one, and bill you for it if we do not receive proof of your coverage.

 

PLEASE HELP KEEP THE PROPERTY CLEAN! 

Hidden Harbor is a beautiful place to live. Regrettably, there has been a noticeable increase in the number of bags of waste found outside unit doors. In the summer heat, it doesn’t take long for this waste to begin to smell and attract unwanted pests. We have also noticed tar, fecal matter, spilled drinks, and trash being left on stairs and walkways. These items are staining common areas and tarnishing the image of this association. On-site maintenance has tried to clean up these stains, but the responsibility for clean-up lies with the person who made the mess, and we ask that you clean up after your spills quickly. When you don’t, the soda, tar or feces eat through the paint! Please dispose of your waste promptly in the dumpsters to help Hidden Harbor look its best!

 

Waste Management Update:

Waste Management has recently requested that ALL furniture and appliances be placed at the dumpster across from Buildings 6 and 7. You should call them at 723-3353 on the same day you put the item out, so that Waste Management can schedule the special truck to pick these items up. DO NOT throw furniture and construction debris into the dumpsters. Ted, our maintenance man, has to waste his time, arms, and back to remove these and move them to the correct place for pick-up. Yard debris (green waste) still needs to be trimmed to 3 feet pieces and left in a neat pile on the east side of the east entrance dumpster off A1A.

PLEASE remember to place all trash in bags that are TIED before placing in the dumpsters; especially cat littler and other animal waste, bird food and other small items that make quite a mess if not secured.

 

Expanded List of Recyclables:

Now more recyclable items are allowed to be placed in the green recycle bins. Please RINSE ITEMS OUT before placing in the bin:

 

The NEWSPAPER Bin: Newspapers, phone books, magazines, catalogs, office paper, junk mail, envelopes with and without windows and even cereal boxes if they have the recycle logo on the box can go in this bin. No plastic wrappers, though.

The CANS bin:  is for aluminum, steel and tin cans, such as soda, tuna and pet food cans

The GLASS Bin: Clear and colored glass bottles and jars. No oven cookware, drinking glasses or ceramics, however, are allowed.

The PLASTICS Bin:  takes most plastic bottles and jars, provided the container’s neck is smaller than its base. Examples are items such as beverages, household cleaners, shampoo, laundry detergent, etc.

 

Just give these items a light rinse and put them in the bin. No need to remove the labels.

 

Hot Water Heaters and Air Conditioner Inside Units:

We have seen some major damage and mold issues lately from interior air conditioning units leaking down into units below them. Since these are behind walls, residents do not see the problem until their downstairs neighbor has wet carpets and black baseboards. PLEASE check your condenser unit and inspect for drips every month when you change your air filter! Hot water heaters need to have a drip pan installed under them to hold water and keep it from dripping and damaging carpets and walls when they leak.

 

Garbage Disposal Reminders:

Because you share plumbing lines from kitchen sinks with your neighbor, it is imperative that you keep some items away from those sinks!  Grease, of course, is our number one issue. Please drain grease into a separate container and let it cool before disposing in the trash. Do not let it run down the sink. This clogs pipes faster than anything. Other surprising items not to dispose of down the sink are lettuce, carrot and onion peelings, egg shells and coffee grounds. Hair is of course, the worst culprit in the shower. Always clean out your trap and try to let as little hair as possible go down the drains.

 

Vandalism:

We are seeing an increase in vandalism and at the same time seeing children unattended. When the children get together without adult supervision, they are getting into dangerous areas to play, and damages are found after they leave. While we are not blaming the children for all the issues, please watch your children at all times. There are not a lot of places to play, but ALL children need adult supervision when outside.

 

Maintenance:

Please remember that all owners pay for the maintenance man’s time. He has a lot of regular upkeep and maintenance to handle, so when people pull electrical irrigation wires out of the ground, or unscrew sprinklers or place items in the pool filtration system, some of these have expensive consequences. People have damaged the gates to the pool and tennis courts when they didn’t have a key, and have defaced the tennis court with writing in rock chalk. The Board has agreed to pay $10 for each photo showing people damaging or defacing the community property, if usable in finding and charging that person. If we are all diligent, these vandals will hopefully stop.

 

Pet Walking:

Unfortunately this is always an issue. There is no pet walking in the common grassy areas. Only the outside perimeter of the community is allowable and the owners must always promptly pick up after their pets. This is not only a rule of the community but of the county and state. Please think of your neighbors who step in excrement when it is not picked up. This is unsanitary and unfair to those who are diligent in taking care of their animals.

 

Mailbox Keys:

The Association does not have duplicate keys to your mailboxes. We cannot help you get your mail out when you lose that key. The Association has purchased a limited number of replacement locks. If you lose or misplace your key, you may meet Ted at the clubhouse at a mutually-agreeable time by calling the RDI office for an appointment. These locks are $10.00. You will then need to meet with the postman to open your box and allow you to replace the lock. The timing issue is tricky, so some will just have a locksmith do the job for them, but we wanted you to know the locks are available if you are interested.
