Insurance Coverage: All registered unit owners have recently been mailed a large envelope of information from the Association’s attorney. This mailing was done to obtain a vote of membership to allow the Association to continue to obtain and pay for insurance policies as a whole Association instead of each “phase” being charged for only their own buildings. Voting “yes” to this request will allow the Association to obtain more competitive pricing as a large Association. Please mark your ballot and get it back to the SLA office as quickly as possible.
Insurance Information:
We want to remind all unit owners that whether you have a mortgage on your unit or not, Florida Statutes for 2009 now require all condos to be insured for hazard repairs and all policies must include “Loss Assessment" coverage of at least $2,000. This policy will then pay you up to that amount for any Special Assessment in the future that is assessed by the Board to cover catastrophic repairs. The Statute further requires that all owners send proof of this coverage to the Association. Your insurance agent can mail or fax a "Certificate of Insurance" for your unit to the Association. On that certificate, you need to make the Association an "additional insured" as certificate holder. Please have the certificate addressed to: Sunrise Landing Condo Assn., Inc, c/o RDI, 109 Long Point Rd, Cape Canaveral, FL 32920.
On another note, please call RDI if you need a copy of the Wind Mitigation Form for your insurance agent. This may save you money on your condo insurance, so make sure you let them know the form is available.
For those of you with mortgages on your homes, your mortgage holder may, annually, require proof of Association insurance. To obtain this certificate for your mortgage company, you may call the Association’s agent, go online, or fax your letter to the agency. Here is that information:

Lien/Foreclosure Process: We have a large number of units going into foreclosure or not paying monthly maintenance fees in a timely manner. Foreclosures and non-paying residents hurt EVERYONE. The Association has voted to lien and foreclose on any unit that does not pay its monthly fees in accordance with the condo documents. In this way, deadbeat residents will not have free access to the Association’s recreational facilities and utilities until a bank forecloses. The Association will evict them and place a tenant in the unit until we can re-sell or the bank places a new owner in the unit.
New Pool Furniture: New chairs for the North pool cabana have been delivered. The board will be replacing other pool furniture as budget constraints permit. Many thanks to Linda Fisher for heading up this project!
Pool Parties: There have been numerous complaints over the past year regarding loud, out-of-control pool parties with excessive non-resident guests in attendance. In order to properly address these resident concerns, the Board of Directors is proposing to revise the current condo rules and regulations to limit the number of non-resident pool guest to no more than 15. Additionally, residents who plan to host a pool party with more than 10 guests will be required to notify the SLA office of time and date. Residents will be held responsible for the conduct of their guests and may be held liable for any damage done to the common areas by their guests. Unit owners who wish to comment on this proposed new rule should contact the SLA office or RDI.
Water Aerobics: Any resident interested in water aerobics at the pool? Please let the SLCA office know. Cost $1.50 for 55 minutes to a 1½-hour. Times would be considered after the number of inquiries we receive.
Water use is costing you $$$$$!
Sunrise Landing has been experiencing increased water use as noted in our quarterly review of water bills. Our maintenance man, Rick, has conducted tests on all buildings and our system and has determined there are no leaks. It is in everyone's best interest to be judicial in water use as it is costing you thousands -- yes, thousands of dollars -- in excess water costs annually. Please be aware of and conserve your personal water use and check your toilets and sinks for drips, running water, etc. Let us know if you think you have a problem and we will inspect your unit!
Dryer Vent Cleaning Time Again
Annually there are over 15,500 fires, 10 deaths and 310 injuries due to dryer exhaust fires. Dryer fires often start due to unsafe clothes dryer venting. Dryer vent fires can start by dryer lint accumulating in the clothes dryer venting or around the drum. Installers sometimes use flexible metal foil or plastic venting. This vent installation is not safe or recommended by clothes dryer manufacturers and creates an unacceptable risk of a dryer fire. Owners are responsible for their own dryer vents so please make plans to have yours checked or cleaned. If you have questions or need names of contractors, please feel free to call Management (Reconcilable Differences 799-0660) office.
Toddlers Swimming:
Per the Health Department, babies and toddlers utilizing the pool need to wear the “Lil Swimmer” when in or around the pool. This will help ensure no human waste enters the pool. If an accident does occur, please contact maintenance or management immediately so the pool can be closed and procedures taken to protect the health of others
Volunteers: are greatly appreciated and very much needed for committees. If you have some time that you are willing to donate, please contact a Board member or management and let us know how you want to help!
Anyone interested Kayak Racks?
A few of the residents here at Sunrise Landing have inquired about installing kayaks racks. We would like your input, so please leave your suggestions in the SLCA drop box outside the office door, or send to Reconcilable Differences Management, 109 Long Point Road, Cape Canaveral, and FL. 32927
Soundproofing Between Floors – While the governing documents of the Association do not allow upstairs tile floors, even carpeted floors can sound loud to those below if the walker is “heavy-footed”. Please remember your downstairs neighbor and “walk softly”.
Residents should report excess noise or suspicious activity by calling the Sheriff’s non-emergency line (321) 264-5100. If you need immediate police response, call 911.
Empty units:
It is imperative that the air conditioning be kept on even though a unit is not occupied in order to prevent mold from establishing a foothold. Any owner refusing to do so will be held responsible for any damage to not only their unit but to those units attached. If you know of an unoccupied unit, please contact management with the unit number.
Tenants: It is a requirement of the Association that we are made aware of new tenants and conduct interview with them before they move in. A “Renter Profile” may be obtained on the website or management will be happy to send you a copy. PLEASE help management and neighbors know who is living in your unit.
Parking Spaces:
Residents are reminded that only one vehicle per unit may be parked in a reserved resident spot and must display a current resident decal on the front driver-side windshield. Failure to abide by the SLA parking rules and regulations may result in the vehicle being towed at owner’s expense. Residents are responsible for ensuring guests also abide by the SLA parking rules.
Landscaping
Our landscaper, Commercial Mowers, Inc., has been doing some much-needed trimming to the bushes and trees in order to promote healthy growth. If there are issues with plants in the common area, please contact Management so we may assist you and/or answer any questions you might have.
2008 CPA Review:
The CPA Review of the 2008 income and expenses is complete. Any owner who would like a copy just needs to call the RDI office and we will send you a copy!
Board Meetings:
We currently hold monthly board meetings the 3rd Wednesday of each month at 7:00 PM in the on-site condo office. Meeting notices and agendas are posted on the bulletin boards next to the mail boxes two days in advance of the meeting.
BOD Meeting Minutes: Want to see copies of the most recent BOD meeting minutes or see a copy of the latest rules and regulations? Then go to the RDI website listed on page 1 and click on the Sunrise Landing icon. There’s a lot of interesting information contained on the Association’s webpage. Check it out.
HURRICANE PREPAREDNESS:
It is that time of year again and volunteers are needed on a committee led by Alice McCabe to prepare the common areas as needed for oncoming storms and quickly respond to hurricane related damages. The Association is in the process of obtaining information on residents who would need help in an emergency. Please call and let us know your name, unit number and phone number if you wish to be on our calling list or volunteer to serve on the committee.
Here are some helpful tips in being prepared.
Include a 3 to 7 day supply of the following items:

ü Battery operated radio
ü Bleach (without lemon or additives)
ü Butane lighters and/or matches
ü Wrench and pliers to turn off utilities
ü Camera & film
ü Cleaning & sanitizing supplies
ü Eating utensils (disposable)
ü Extension cords
ü Whistle to signal for help
ü Fire extinguisher
ü First-aid kit
ü Flashlights
ü Fuel for car
ü Prescriptions
ü Manual can-opener
ü Non-perishable canned or packaged foods & beverages
ü Plastic trash bags w/ties
ü Tarps
ü Toiletries: toilet papers, moist towelettes, personal hygiene items
ü Water (7 gallons per person)
ü Pack up important documents
& important papers in waterproof bags
Prepare your home for the storm:
1. Develop a complete plan of action with the entire family. This should include evacuation, procedures and preparation tips for both inside and outside the house.
2. Have a back-up plan if key person is not available.
3. Get cash from ATM / bank.
4. Determine evacuation routes.
