SUNRISE LANDING CONDOMINIUM ASSOCIATION
RULES AND REGULATIONS

1. Keys: Unit and mailbox keys are the responsibility of the unit owner. Qualified renters should obtain these keys from the Realtor or owner by private arrangements.
2. The Association monitors pool key distribution. The pool key should be returned to the Association office at time of lease termination or sale of unit. This key is also used for access to the docks and the recreational locker.
Miscellaneous:
3. Maximum number of people residing in a two-bedroom unit is 4 people. Maximum number of people residing in a three-bedroom unit is 5 people.
There will be no waterbeds brought into the units except for the first (1st) floors if approved by the Association.
6. For safety, sidewalks, entrances, driveways, passageways, patios, balconies, and all common areas shall not be obstructed in anyway. There will be no storage whatsoever in the entryways or under the stairs. No litter, garbage bags or unsightly items are permitted. Voluntary sweeping of these areas is encouraged.
7. No clotheslines or hanging clothes or towels on balconies or porches.
8. Charcoal or propane gas grills are not permitted on the patios. All open fire cooking must be done on the grounds at least five (5) feet from the building.
4. Vehicles:
A. All vehicles require a Sunrise Landing security decal or a visible pass in order to remain on the property overnight. Others may be subject to towing at Owner’s expense. Visitor’s passes should be dated and are valid for up to one (1) month. Current vehicle registration is required.
B. No boats, trailers, commercial vehicles, motor or travel homes may be left on the property overnight except for special circumstances and with written permission from the Association.
C. Motorcycles, bicycles, and all wheeled vehicles must be kept out of the building entrances and off the grassy areas. Motorcycles shall have wooden blocks under the stands when parked so as not to damage the asphalt surfaces.
D. No disabled vehicle shall remain on condo property for more than two (2) hours. Only emergency repairs may be done on condominium property. No oil changes, etc., are allowed.
E. For the safety, comfort, and convenience of all residents, the Board requires that only one (1) car be parked in front of their building. Second vehicle, guest vehicles, pool users, and visitors to the office must park away from the buildings.
F. Car washing is limited to car washing areas only. No car washing may be done between 8 P.M. and 8 A.M.
5. Noise:
Unless expressly permitted in writing by the Association, no floor covering shall be installed in the Unit, other than carpeting or other floor covering installed by the Developer. The Association may allow installation of floor tiles in the downstairs units, but hereby prohibits such installation in upstairs units, as such units are subject to noise complaints from the downstairs residents.
All non-carpeted floor coverings existing in the condominium as of June 25, 1998 shall be permitted to remain without modification or removal unless and until the Association receives a written complaint from a resident adversely affected by noise problems which, in the opinion of the Board of Directors, are created or heightened by a Unit’s floor covering.
In the event of a noise complaint the Association may require the Owner of the Unit which is the subject of the complaint to dampen the sound sufficiently to eliminate the problem. The Association may require a corrective action involving non-permanent modification to the floor covering if the Unit Owner can demonstrate that, as of June 25, 1998.
· The installation was done by the original developer, or
· The installation was done with the Board’s written permission, or
· That the installation was in place at the time the Unit Owner purchased the unit.
In all other cases the Association may require corrective action of a permanent nature, including the removal or permanent covering a non-carpet floor covering.
Non-permanent sound dampening may be accomplished by installation of an adequate sound dampening covering, such as a padded carpet of a type acceptable to the Board of Directors, or by other modification acceptable to the Board.
Permanent sound dampening may be accomplished without removal of the floor covering by installation of a padded carpet of a type acceptable to the Board of Directors that is permanently bonded to the existing floor.
Radios, television, and other noise emitting devices must be reduced between the hours of 10:30 P.M. and 8 A.M. to quiet levels. Please do not slam doors at anytime. Ask your neighbors if wind chimes are objectionable before hanging them.
10. Trash: All refuse must be placed in plastic bags before disposing in Dumpsites. The trash company will not collect anything which is not placed inside the dumpster.
11. Signage: No sign, notice, or advertisement may be placed in or on any window or exterior surface of any condominium or on the common ground areas.
12. Renters: Unit owner are responsible for the renters and guests and their understanding of these Rules and Regulations.
13. HVAC: Residents are responsible for maintaining their own air conditioners, i.e., changing filters, flushing drain hose, etc.
14. Insect Control: Residents are responsible for inside bug spraying of their units. An effective insect control program for each unit is strongly recommended.
15. Exterior Appearance: The exterior of any condominium building and all other areas appurtenant to any condominium shall not be painted, decorated or modified by any Unit Owner in any manner without the prior consent of the Association, which consent may be withheld on purely aesthetic grounds within the sole discretion of the Association. Tinting of windows is permitted except for silver reflecting materials. Unit owners may install white screen doors at their front entrance and they become the total responsibility of the Unit Owner.
16. Children: Sunrise Landing does not have a supervised play area for children. Parents should exercise reasonable supervision while their children are playing on the grounds. Parents will be held responsible for any damage caused by the children. All recreational areas such as the tennis courts are for their intended use only.
17. Pets: The Association must give approval for any animal kept on condominium property. Any animal considered a nuisance according to the determination of the Board of Directors shall be removed from the complex. The animal must weigh 29 pounds or less. All pets must be kept on a leash when outside and use the designated “Dog Walk” areas. The owner of the pet is responsible for cleaning up (poop scooping) after the animal.
18. Storage: No grills, chairs, ladders, hoses, boats, etc., are to be stored outside the buildings.
19. Plants: No plants are to be installed within 18” of the buildings due to termite control. No planting on the general grounds without permission from the Director of Grounds. Mulch should be no closer than 4” from the building and must be termite proof.
20. Complaints: Unit Owners that have complaints should complete an “Attention Form” in the office, which will be turned over to the Director in charge of that activity, for resolution.
