FREQUENTLY ASKED QUESTIONS

 

1.                    Q. What are my voting rights in the condominium association?

 A. One vote per unit.

 

2.                    Q.  What restrictions exist in the condominium documents on my rights to use my unit?

A.  No pet or animal shall be kept or harbored in the condominium property or within the confines of the condo unit, without the prior written consent of the Association. Provided, however, domesticated cats, domestic fish, or domestic birds may be kept in any unit in the building as long as the pet is confined to the interior of the unit and subject to the matters hereafter stated. No canine that is not domesticated or that weighs in excess of twenty-nine (29) pounds shall be permitted on the condominium property at any time. ...Animals may only be walked on areas designated in the condo property for such purposes and the owner of the pet or animal shall be responsible for cleaning up any excretions of said pet or animal. No pet or animal shall be maintained or harbored within a condominium unit that would create a nuisance to any other unit owner. (Declaration of Condominium - Article XXXI).

 

3.                  Q.  What restrictions exist in the condominium documents on the leasing of my unit?

A.  Leases are for a minimum of six (6) months and must be approved in advance, with a damage deposit of $500.00 paid before move-in and a $50.00 non-refundable application fee. (See Amendment to Declaration of Condominium, Article XiX, Section 2, recorded August 21, 1991.

 

4.                    Q.  How much are assessments to the condominium association?

A.  Sunrise Landing is divided into three separate associations; SL-1, SL-2 and SL-3. The monthly dues are as follows: SL-1: $267.00, SL-2: $266.00 and SL-3: $268.00. These fees cover the maintenance of the common grounds, funding reserves for future repairs, and the utilities consisting of water, sewer, garbage and outside lighting.

 

5.                    Q.  Do I have to be a member in any other association? If so, what is the name of the association and what are my voting rights in this association? Also, how much are my assessments?

A.    NO

 

6.                    Q.  Am I required to pay rent or land use fees for recreational or other commonly used facilities? If so, how much am I obligated to pay annually?

A.  NO

 

7.                    Q.  Is the condominium association or other mandatory membership association involved in any court cases in which it may face liability in excess of $100,000? If so, identify each such case.

A.  NO
