Call to Order: The Meeting was called to order at 5:15 pm in the clubhouse

Directors in Attendance: President Evelyn Bourke, Treasurer Doris McDowell, Assistant Secretary Elizabeth Gosnell and, by speakerphone, VP Vern Groe. Secretary Maria Colvin could not attend.
New manager, Michelle Davis-Dugan, and bookkeeper Sarah Davis, from Reconcilable Differences were also in attendance and seven owners also attended.

New Business:
Painting of 1775 Harrison: Last year, competitive bids were obtained and M & B Painting was awarded the work on two other buildings. Their work was acceptable and since they were the lowest bidder and have agreed to keep their price per size of building the same, Elizabeth motioned to hire them at $7,500 to pressure wash, caulk, seal and paint the building at 1775 Harrison. Doris seconded. Discussion: Repairs need to be done to areas of rotted wood. A handyman has been hired to make these repairs before the painting is done. Vote: All in favor.

Clubhouse Refrigerator: The refrigerator stopped working. Water damage was found in the room next to the kitchen and was traced back to the water line being burned, causing the loss of Freon as well. Applianceville bid $200 for parts and labor to make the repair and would only give a 30 day guarantee. Two Board members went to three stores to obtain prices. Appliance Liquidators only had refurbished models. Sears had a floor model Kenmore for $509 plus $80 for an icemaker; Sears also had a grey Kenmore floor model that is now on clearance for $479.26 with an ice maker and free delivery. Home Depot had an Amana for $599, and Appliance Direct had a Whirlpool with icemaker for $546.88 delivered. All had a one year warranty. There was discussion about which manufacturer to choose, so Doris motioned to approve the purchase of a new refrigerator at no more than $600, with the final choice to be decided by Evelyn and Doris going back to look at both. Vern seconded this, all were in favor.

Set Next Meeting: The next meeting will be held July 20th at 6:30 pm in the clubhouse

Owner Input: A unit owner felt the posted notices were too small. We will switch to Full sheets and capital letters.

There being no further business, the meeting adjourned at 5:34 pm, with a “meet and greet” potluck held immediately afterwards.

Respectfully presented,

Michelle Davis-Dugan
