Meeting of the Board of Directors for the
VILLAGE SQUARE OF TITUSVILLE CONDOMINIUM
June 19, 2014
Before the meeting was called
to order, President Brenda Dowd requested to add one additional item to
the agenda of drywall repairs.
Call to Order:
The meeting was called to
order at 3:30 PM by President Brenda Dowd. Four unit owners attended.
Establish Quorum of Directors:
Board members present: President
Brenda Dowd, Vice President Evelyn Bourke, and Secretary Betty Conant.
Director David Mark was on speaker phone. Treasurer Dennis Filler had an

Evelyn motioned to approve
the minutes of the Board meeting held May 9, 2014 as written. Betty seconded,
all in favor.
Set Next Meeting Date:
The next meeting date is set for the Members/Board Meeting August 22, 2014
at 12:00 pm.
Select Painting Contractor:
Painting Buildings 1695, 1715, and 1725: There were four bids submitted:
Complete Painting Service gave a list of references. They were contacted
and all gave excellent replies. Bid was for a total of $10,950.00. C&J
Painting gave a bid of $3,400 per building for a total of $10,200, plus
doors at $25 each, stairwells and landings at $200 each for a total of
$11,820. Barton Painting gave a bid for $43,500 and Town & Country
Painting submitted a bid of $18,600. Betty made a motion to accept the
bid from Complete Painting. Evelyn seconded, all in favor.
DBPR Complaint: President Brenda
Dowd read the reply Village Square received from DBPR concerning a complaint
that had been filed by one of the unit owners. DBPR stated that they are
closing the file because the Association did not do anything wrong.
Insurance Appraisal: This is
a mandatory appraisal that is needed every 3 years in order to obtain qualified
quotes for building insurance. Two bids were received and discussed. Bonnie
Worthy submitted a bid of $900.00 for the appraisal, with updates every
36 months for $300. GAB Robins submitted a bid to update their insurance
appraisal with an “inspection only” for $825, but updates would cost $425
and had to be done annually. Betty Conant made a motion to approve the
appraisal from Bonnie Worthy for $900. Evelyn seconded, all in favor.
Drywall repairs at unit 104:
Evelyn obtained two bids to make the drywall repairs to #104 after the
plumbing repairs: Coastline Restoration for $1,087.55 and Bill’s Drywall
Repair at $1,300. Evelyn stated that Coastline Restoration has done a lot
of excellent work at Village Square. Therefore Evelyn motioned to approve
using Coastline Restoration for the repairs. Betty seconded the motion,
all were in favor.
being no further business to discuss, the meeting adjourned at 3:55 pm.
