Damage to RDI
Office - Information
| The Cape Canaveral Office
of Reconcilable Differences had major damage from fire on December 19,
2011 and we have re-located to temporary offices until the cottage is re-built.
Because of this, we do not
have office hours or the ability to walk in and ask for information.
Please bear with us and e-mail
or call for an appointment time and we will meet you at the Associations
office or another mutually agreeable spot.
*** We lost none of the Association’s financial or computerized data.
All important paperwork
was saved ***
We did lose paper copies
of some letters and bills, but most of the paperwork is just singed and
smoky.
Our fax number has changed
to 321-305-6199, but the office phone number of 321-799-0660 is still
working and taking messages remotely. We check those messages daily and
sometimes more often, but if you need emergency services, please call 321-243-4346.
E-mailing requests is also
a very good way to obtain answers to questions, especially bookkeeping
questions.

Company History/Philosophy
After working with prominent private associations and community association management companies for more than
10 years in Brevard County, Michelle had an extensive working knowledge of the property management industry and many ideas for improvements which could be made in the
handling of managed communities. This led her to founding Reconcilable Differences, Inc. (RDI) in 2002.
As company president,
Michelle oversees all aspects of management and bookkeeping. She is licensed by the Florida Department of Business and
Professional Regulations and has the specialized designation CMCA -
Certified Manager of Community Associations.
She has a broad background in
bookkeeping, with over 20 years of experience with companies ranging from $20K per year in sales to over $750,000.00 per year in income.
Michelle has been a board member of the Mid-Florida Community Associations Institute
www.caionline.org
and is also a member of the Space Coast Condominium Association and the Chamber of
Commerce.
She believes strongly in education in this changing industry; both
for herself and for the volunteer Board members with whom she works. When
management and the Board are well-informed and work together, problems can
be resolved quickly and efficiently.
When the hurricanes of September 2004 hit Brevard County, Michelle
realized that living close to managed
properties is imperative to providing proper emergency services.
Therefore, RDI is concentrating on servicing properties in close proximity
to our Cape Canaveral
office.
RDI
does not deal in real estate sales or rental services, as this can cause
a conflict of interest when managing a property.
Services:
Management inspects
the grounds and meets with Board members based on the contract
agreement. Some Associations feel they need more "hands-on" time, and
therefore contract for more frequent inspections and/or meetings. Others
may need only a bi-weekly visit unless emergencies or meetings with
contractors arise.
Meetings are attended
by a licensed manager. Draft minutes are
e-mailed within two weeks for Board input and then posted on this site
for all owners to see, if approved by the Board.
Experience in this
industry has taught
us that one of the most important aspects of running an association is
accurate and professional record-keeping. The administrative end of this
business is time-consuming and detail-oriented. Ensuring that all owners
are paying their fair share of the monthly expenses is vital to keeping
the Association healthy. Reconcilable Differences prides itself on prompt
attention to delinquent owners and timely, user-friendly financials.
Management includes:
contracted walk-through's, oversight of monthly contracted services
and maintenance, obtaining bids for new services, attending
your Board and Annual Meetings, and preparing minutes of those meetings
as well as full service bookkeeping and collections.
Your own association
webpage* is
included in your management contract. The
Board of Directors decide what information they wish to display on their
page, which may include: governing documents, owner rosters,
printable forms, some or all financial information, the frequently-asked-questions
page to assist your
realtors with the sale of units, and minutes of all meetings that are
available. We also display photos of your property and if desired, the
Board can submit pictures from community gatherings or other social functions.
Your association's webpage can be accessed via internet from anywhere in
the world, allowing absentee or vacationing owners to keep up-to-date on
pertinent issues.
Lockbox banking and the ability to automatically have your monthly
assessment debited from your bank account are just some of the advantages
of working with RDI. Colonial Bank specializes in Association banking and
lending. We mail coupon books to all owners and
all assessments go directly to the bank for daily deposits to your
Association's account. No monthly fees are assessed to Association
